What’s Included — Heating Tune-Up & Clean

Our fall heating tune-up is a thorough inspection and cleaning of your furnace or heating system performed before the cold season begins. As a result, you can be confident your system is ready when temperatures drop.

Furnace / Forced Air Heating

  • Inspect and clean the heat exchanger for cracks or corrosion
  • Clean or replace standard 1″ air filter (customer-supplied filters >1″ excluded)
  • Inspect and clean the burner assembly
  • Test ignition system (hot surface ignitor or pilot)
  • Inspect and clean the flame sensor and test for proper operation
  • Inspect and test the inducer motor and draft
  • Check and test all safety limit switches and controls
  • Inspect flue venting for proper draft, leaks, and clearances
  • Lubricate all moving motor and blower components as needed
  • Inspect blower motor and belt (if applicable)
  • Test and measure temperature rise across the heat exchanger
  • Check static pressure and airflow
  • Test thermostat operation and calibration

How the Agreement Works

  1. Sign Up — Call us at (773) 562-6632 or fill out our contact form to enroll. We’ll confirm your system type and schedule your first visit.
  2. Fall Heating Tune-Up — We visit in the fall (typically September–November) to inspect, clean, and service your heating system before the cold arrives.
  3. Spring AC Tune-Up — We return in the spring (typically March–May) to inspect, clean, and service your air conditioning system before summer heat sets in.
  4. Agreement Renewal — Your agreement automatically renews each year unless cancelled with 30 days’ notice. You’ll receive a renewal reminder in advance.

Terms & Conditions

Please review the following terms that apply to all AMG HVAC Residential Maintenance Agreements:

  • Coverage: Agreement covers one (1) heating system and/or one (1) cooling system per enrolled address. Additional systems require separate agreements at the same discounted rate.
  • Service Area: Agreement is valid for residential properties located within AMG HVAC’s Chicago and Chicagoland service area.
  • Scheduling: Tune-up visits are scheduled during normal business hours (Monday–Friday, 8am–5pm). Weekend and after-hours visits may be available at an additional scheduling fee.
  • Customer Responsibilities: Customer must provide safe and reasonable access to all equipment at the time of the scheduled visit. Missed appointments without 24-hour notice may result in a trip charge.
  • Agreement Does Not Cover: Repairs, parts, refrigerant, or equipment replacement. These items are invoiced separately. Agreement customers receive a 10% discount on qualifying repairs.
  • Refrigerant: Checking refrigerant pressures is included. However, adding or recovering refrigerant is billed separately at current market rates.
  • Filters: One standard 1″ filter replacement per visit is included. High-efficiency media filters, 4″ filters, electronic air cleaners, and UV systems are not included.
  • Cancellation: Either party may cancel the agreement with 30 days’ written notice. Pre-paid tune-up visits already performed are non-refundable. Any remaining unperformed visits will be refunded on a pro-rated basis.
  • Payment: Agreement fee is due upon enrollment. Payment accepted by credit card, check, or cash. Returned checks are subject to a $35 returned check fee.
  • Transferability: Agreement is attached to the service address, not the homeowner. It may be transferred to a new occupant of the same address with written notice to AMG HVAC.
  • Limitation of Liability: AMG HVAC is not liable for pre-existing conditions, equipment failures unrelated to the maintenance visit, or damage caused by lack of access to equipment. Our liability is limited to the cost of the agreement.
  • Agreement Year: One (1) plan year begins on the date of enrollment and runs for twelve (12) consecutive months.

What to Expect on Visit Day

We know your time is valuable, so here is exactly what to expect when your AMG HVAC technician arrives for your scheduled maintenance visit.

  1. Arrival & Introduction (5 min) — Your technician will arrive in a marked AMG HVAC vehicle, introduce themselves, and confirm the work to be performed. All technicians carry ID and are background-checked.
  2. System Access (5 min) — We’ll ask you to show us the location of your furnace/air handler, outdoor AC unit, thermostat, and electrical disconnect. Please make sure these areas are accessible and clear of stored items before we arrive.
  3. Full Inspection & Cleaning (45–60 min) — The technician performs the complete tune-up checklist for your system type (heating or cooling). Most visits take 45 to 60 minutes for a single system. If we find anything that needs attention, we’ll show you directly and explain it clearly.
  4. Written Report & Review (10 min) — At the end of the visit, your technician will walk you through a written report of everything that was inspected and the current condition of your system. If any repairs or recommendations are noted, we’ll provide you with an estimate on the spot — with no pressure.
  5. Filter & Wrap-Up — We’ll replace your air filter if its on site, clean up our work area, and make sure your system is running before we leave.

Total visit time: Approximately 1 to 1.5 hours for a single system. Please plan to have someone 18 or older present for the duration of the visit.

Frequently Asked Questions

Does the maintenance agreement cover repairs?

No. The agreement covers the cost of the annual tune-up visits only. However, as a maintenance agreement member, you receive a 10% discount on all qualifying repairs performed during your agreement year. Any repairs needed are quoted separately and require your approval before any work is done.

What if I have two furnaces or two AC units?

Each system requires its own agreement. However, the discounted rate of $90 per visit applies to each additional system. For example, if you have two furnaces and two AC units, you would pay $90 per visit per system — a total of $360 for all four tune-ups, compared to $516 at standard rates.

Do I have to be home for the visit?

Yes. We require an adult (18 or older) to be present for the entire visit. This is both for safety and so we can review the written report with you and answer any questions before we leave.

Can I use this agreement for a rental property?

Yes. The agreement is attached to the service address, not the owner. It works for rental properties, investment properties, and multi-family residences. The tenant or property manager can be present for the visit on your behalf.

What if I need to reschedule my visit?

No problem. We just ask for at least 24 hours’ notice when rescheduling. Missed appointments without 24-hour notice may be subject to a trip charge. We make scheduling easy — just call us at (773) 562-6632 and we’ll find a time that works for you.

How soon can I schedule my first visit after signing up?

We typically schedule first visits within 1–2 weeks of enrollment, depending on the season. During peak periods (October–November for heating, April–May for cooling), we recommend signing up early to secure your preferred time slot.

Will you remind me when it’s time for my next visit?

Yes! One of the best benefits of the agreement is our reminder system. We’ll contact you when it’s time to schedule your seasonal visit so you never have to remember or worry about it.

Is there a contract or long-term commitment?

The agreement renews annually. Either party can cancel with 30 days’ written notice. There is no long-term multi-year commitment required. We earn your renewal every year by delivering great service.
